Application ProcessPlease submit one rental application (per adult) and answer all the questions on the form. All adults living in the rental unit must complete a rental application. Provide the following with each rental application: Copies of two recent paycheck stubs, or if self-employed, copies of two years income tax returns. There is a $39 (per adult), nonrefundable rental application fee payable to PropertyMax. You may drop off the application and fee at our office, fax the application and mail the credit check fee, or mail them both. We will check your credit report, and employment and rental references to confirm that they meet our rental criteria. Please allow 24-48 hours for us to verify your information and get back to you. *Please note that if you are approved, you have 24 hours to sign the lease and pay the security deposit to hold the unit for your tenancy. Otherwise we will continue showing the unit as available.
Rental CriteriaTo qualify for a unit, you must meet the following criteria:
  • Credit History:Your credit record must currently be satisfactory. If your credit history shows any derogatory credit, we may reject your application.
  • Income:Your combined monthly income should be at least three times the monthly rent and must be verifiable. Provide copies of two recent paycheck stubs, or if self-employed, copies of two years income tax returns.
  • Rental History:You must have satisfactory rental references from at least two prior landlords or for at least the last two years. If you have ever been evicted or sued for any lease violation, we may reject your application.
  • Guarantor:If you do not meet one or more of the above criteria, you may be able to qualify for the rental unit if you can get a third party to guarantee your lease.
  • Occupancy Guidelines:To prevent overcrowding and undue stress on plumbing and other building systems, we restrict the number of people who may reside in a unit. In determining these restrictions, we adhere to all applicable fair housing laws.
  • Photo Identification:Driver's license or photo ID will be required when you sign the lease.
  • 1st month rent:The first month of rent and the security deposit must be paid in the form of a cashier’s check or money order, before tenant(s) can take possession of the unit.
